The first rules of a successful arrangement with a landlord are as follows:
(1) Never even talk to a building owner or leasing agent with out being represented by your own agent. (It's the best deal in town because the landlord has to pay your agent.)
(2) Never sign the lessee’s lease agreement. Have your lawyer look at it and it will be the best money you ever spent. Remember, the landlord's lease was written for his benefit, not yours.
(3) Never take the landlord's word for the cost of build out. (Check his prices with other contractors.) This is the landlord’s cash cow.
